Nothing is sent, signed, or spent until the buyer explicitly approves it, and each approval is recorded with the date. At registration, every buyer also answers a representation attestation - recorded, dated - so your team knows how to handle the paperwork before the first tour.

Represented buyers still flow through

A buyer who arrives with an agent runs on the same rail, and the co-op is honored. You don't have to shut off the agent channel to start.
